Project Introduction
The total works included the redevelopment of a 56 ha part
brownfield site for mixed end use of which 20 were designated for
residential end-use. Total works value was approximately
£30M. Work was undertaken between 1995 and 2005 and the client
was Waystone Ltd, a Derbyshire based private Development
Company.
Project Background
Part of the residential zone of the site
was located on a backfilled opencast site and SW's initial
involvement was to advise the client on the suitability of the site
for residential use and any ground improvement measures required to
accommodate the proposed development. This work was followed
by the design of all infrastructure required to serve the
development including the removal and environmental clean-up of the
area around an existing small sewage treatment plant and
replacement with a 5 km long transfer sewer designed to accommodate
both existing and proposed flows from the new development.
Project Scope
Initially the client required confidence that
residential units and associated infrastructure could be built on
the backfilled opencast site in an economic manner. The
developer thereafter appointed SW to design all works necessary to
sell off serviced development plots to house building companies in
batches of 50 - 100 houses. To achieve this the following
services were required from SW.

Achievements
What was achieved were a number of fully serviced residential
development plots built on brownfield land and engineered at an
economic cost which proved to be attractive to house building
companies wishing to build new homes in the area.
